  • We begin with a conversation — understanding your needs, your lifestyle, and what home or investment truly means to you.

    From there, we go out to the market on your behalf, drawing on our network of property owners, brokers, and developers to identify the best opportunities available — not just what’s publicly listed.

    Throughout the process, we act as your right hand, offering insight, guidance, and strategy at every step. We are advisors first: our goal is to help you make informed, confident decisions in a complex and fast-moving market.

  • Once we’ve identified the right property together, we make an offer and, once accepted, the transaction moves into the legal stage. This stage typically takes between two weeks and two months, depending on the complexity of the deal. A contract is then drafted and signed, outlining the payment schedule and all conditions of sale. At this stage, a cautionary note (he’arat azhara) is registered in your favour on the property, protecting your rights until full ownership is formally transferred. The initial deposit is paid upon signing, together with purchase tax, legal fees, and brokerage fees.

    After the contract stage, payments follow the agreed schedule. The property’s ownership is transferred to your name once the final payment has been made, at which point you receive the keys. This period between signing and key handover can be as short as one month, or — in more complex transactions or new builds — extend up to a year. For off-plan purchases, buyers typically pay a deposit of 13% to 30% upon signing, with subsequent payments linked to construction milestones defined by the developer. Throughout the process, we work alongside your lawyer and the other professionals involved to ensure clarity, transparency, and protection at every step.

  • Our fee is 2% of the closing price plus VAT. In Israel, it’s important to understand that each side of a transaction — buyer and seller — is represented and pays their own broker. If our firm represents both sides in a deal, this is always fully disclosed to each party, with the exact fee clearly stated, as required by law.

    Our fee reflects far more than simply brokerage. We see it as a service and advisory fee — covering our full involvement in the process, from the initial consultation through negotiation, contract coordination, and post-sale support. We don’t just open doors; we guide you through every stage of the transaction, ensuring that every decision is informed, transparent, and strategic.
